The Orie Stamp Duty

Stamp duty on a home at The Orie has up to three parts. Buyer’s Stamp Duty applies to every purchase, Additional Buyer’s Stamp Duty depends on who is buying and what they already own, and Seller’s Stamp Duty applies only to a sale within four years. The figures here are the IRAS rates in force when this page was checked on 22 October 2026.

Buyer’s Stamp Duty on The Orie

BSD is progressive. Each slice of the purchase price, or of the market value if that is higher, carries its own rate, from 1% on the first $180,000 to 6% on any amount above $3,000,000, and the slices are added together. These residential bands have applied to purchases made on or after 15 February 2023.

First $180,0001%
Next $180,0002%
Next $640,0003%
Next $500,0004%
Next $1,500,0005%
Remaining amount above $3,000,0006%

The Orie BSD, Worked Through

The arithmetic below uses $1,500,000 only because it is a round number; it is an illustrative figure and not the price of any home at The Orie. On that figure the duty reaches the fourth slice and totals $44,600.

SliceDuty
$180,000 at 1%$1,800
$180,000 at 2%$3,600
$640,000 at 3%$19,200
$500,000 at 4%$20,000

For any other figure, the stamp duty calculator applies the same slices and adds ABSD for the buyer profile selected. The developer’s figure for a particular unit comes with the price list from the Sales Concierge.

ABSD works differently: one flat rate on the whole price. On the same illustrative $1,500,000, a Singapore Citizen buying a second home would pay $300,000 of ABSD and a Permanent Resident buying a first home $75,000.

Payable early

14 days from signing.

BSD and any ABSD fall due within 14 days of the sale and purchase agreement, before most of the loan is drawn.

Additional Buyer’s Stamp Duty and The Orie

An individual’s ABSD rate turns on residency status and the number of residential properties already held on the date of purchase. Foreigners and entities pay one rate however many homes they own. The rates below apply to purchases on or after 27 April 2023.

Relief exists for some households. A married couple buying jointly, at least one of them a Singapore Citizen, with no other residential property between them, can apply for remission; a couple who buy a replacement home before selling their current one may claim a refund if the first home is sold within the time IRAS allows. Free trade agreements give nationals and permanent residents of the United States, and nationals of Iceland, Liechtenstein, Norway and Switzerland, the same ABSD treatment as Singapore Citizens. As a private condominium, The Orie is open to foreign buyers without the separate approval that landed homes require.

Seller’s Stamp Duty and The Orie

SSD is a cost for the seller, payable only when a residential property is sold within four years of purchase. For homes bought on or after 4 July 2025 the rate falls with each year held:

Because the developer expects vacant possession at The Orie by 31 May 2030, a buyer who signs today would usually have passed the four-year mark before collecting the keys. Stamp duty itself is paid at the start, alongside the 5% booking fee; the progressive payment calculator puts it beside the instalments and the payment scheme page lists each stage.
