Progressive payment scheme

The Orie Payment Scheme

Homes at The Orie are sold on the normal progressive payment scheme: the price is paid in instalments that fall due as each construction stage is certified, starting with the booking fee and ending at statutory completion.

The Orie Progressive Payment Stages

The stages and their shares are set by the Housing Developers Rules. The right-hand column is the running total once each stage has been certified.

Housing Developers Rules schedule, as read on 22 October 2026. The Orie was launched in January 2025 with vacant possession expected by 31 May 2030; stages already certified when a unit is booked become payable as the sale and purchase agreement sets out, and the Sales Concierge confirms them unit by unit.

The Orie: Cash, CPF and the Loan

The 5% booking fee is paid in cash. The rest of the buyer’s own share is paid before the bank disburses anything, and MAS sets the minimum cash portion. A buyer with no other housing loan can borrow up to 75%; the booking fee covers the 5% cash minimum, and the next 20% may come from cash or CPF Ordinary Account savings, within CPF rules.

With a 75% loan, the booking fee and the agreement instalment take the buyer to 20%; half of the foundation instalment completes the 25% own share, and the bank pays every stage after that. The housing loan page explains when the lower limits apply.

The Orie Schedule for a Build Running to 2030

With completion some years away, most of the stage payments at The Orie still lie ahead, so the loan is drawn gradually as the towers rise and interest is charged only on the amount disbursed. Repayments in the early years are therefore smaller than they will be once the Temporary Occupation Permit instalment is paid.

Some stages may already be certified on the day a unit is booked. The Sales Concierge sets out which ones, and the sums that fall due together under the sale and purchase agreement.

Paid as the towers rise

Stage by stage to 2030.

Each certified stage releases its instalment; the loan is drawn in step and interest runs only on what has been drawn.

The Orie Completion Instalments

The Temporary Occupation Permit brings 25% of the price and the Certificate of Statutory Completion the final 15%. The developer expects vacant possession at The Orie by 31 May 2030 and legal completion by 31 May 2033; each unit is governed by the dates in its own sale and purchase agreement.

Stamp duty is separate and is paid at the outset, as the stamp duty page explains. For any price and loan you enter, the progressive payment calculator shows each instalment and an estimated monthly repayment.
